March 24, 2026 – The El Paso County Treasurer’s Office is reminding property owners that the final day to apply for Colorado’s Property Tax Deferral Program is April 1. Applications must be submitted to the El Paso County Treasurer’s Office by the deadline to be considered for the 2025 tax year that is due and payable in 2026.

The Property Tax Deferral Program, established in Colorado Revised Statutes and administered in partnership with the Colorado State Treasurer’s Office, allows qualifying property owners to defer the payment of a portion of their property taxes. The program is designed to provide financial relief to homeowners who may experience difficulty paying their taxes in a single annual installment.

Program Overview

Under Colorado law, eligible seniors and active-duty service members may defer their real property taxes regardless of income. Deferred taxes are recorded against the participants property as a junior lien and are repaid when the property is sold, ownership changes, or the homeowner no longer qualifies. This program does not exempt property owners from taxes but is used as a way to assist to assist Coloradoans with paying their annual real property taxes.

Basic Eligibility Requirements Include:

  • The property must be the owner’s primary residence. Any homeowner not residing at the property due to ill health shall not prevent the owner from meeting the eligibility requirements.
  • All previous property taxes must be paid in full.
  • Reverse mortgages will disqualify the homeowner.
  • Applicants must meet the qualifications outlined in Colorado Revised Statutes §393.5.-2
  • Homeowners must submit a completed application to the El Paso County Treasurer’s Office by April 1.
  • Approval is subject to review by the Colorado State Treasurer’s Office.
